Hyatt Director of Property Management in ISLE OF PALMS, South Carolina
Description:
Develops and implements all aspects of a comprehensive business plan for the resort’s vacation rental program
Must have Condominium Association knowledge and training
Must have/obtain a South Carolina “Property Management In Charge” license.
Must be able to understand the complex structure of the Village at Wild Dunes.
Must be able to advocate for the Associations and guide the resort to ensure that they understand the limits and obligations of both entities.
Must be able to organize and run meetings.
Coordinates sales efforts and strategies to increase market share of homes and market share of revenue
Maintains current information on operational practices of other vacation rental operations in Wild Dunes and in other DHR-affiliated organizations including:
Management contracts (terms, fees, etc)
Nightly rates
Cleaning fees
Policies (pets, deposits, etc)
Discounts/Benefits
Meets or exceeds annual net inventory growth goals set by established by leadership team
Develops and improves relationships for future inventory growth potential with:
Wild Dunes Real Estate
Owners of homes currently on our management program
Owners of other homes currently on the Isle of Palms
Builders and contractors within the area
Supervises the performance, attendance, attitudes, appearance and conduct of property management team
Provides leadership, knowledge, and skills to the vacation rental operation
Manages the daily tasks and duties of the Owner Relations Agent
Recommends discipline and/or termination when appropriate
Manages timely completion of performance appraisals
Collaborates with Director of Sales and Marketing to identify and implement best marketing strategies for increasing occupancy and revenue, areas of focus to include:
Website effectiveness
Collateral materials
Cross-promotion with Wild Dunes Resort marketing initiatives
Owner communications
Owner benefits programs (rewards, events, etc.)
Collaborates with Director of Revenue to identify and implement best rate strategies, including discounts, packages, incentives, etc.
Prepares quarterly financial analysis for property owners by home category
Communicates results of quarterly financial analysis with Operations Managers and homeowners
Coordinates owner events
Attends all appropriate department, division, and resort meetings
Prepares and conducts staff meetings as necessary
Collaborates with Directors of all departments of Wild Dunes Resort to foster collaboration between all areas
Stays active in community affairs and organizations such as the Chamber of Commerce and Rotary Club
Maintains membership in the Vacation Rental Managers Association and participates in meetings when appropriate
Develops and implements controls for expense management
Develops and implements all property management training programs
Utilizes labor management tools to schedule and control labor costs
Instills a calm, organized approach in all stressful situations
Works with HR to recruit and hire staff
Completes all proper new hire and termination paperwork
Maintains a safe and pleasant work environment
Maintains a strong morale and spirit throughout team
Reviews guests’ feedback through Unifocus and communicates information to team to ensure continual guest satisfaction
Maintains a strong knowledge of hospitality trends, especially in property management
Coaches and Counsels the Property Management team
Provides clear direction of goals and objectives to team
Offers warm and sincere welcome/farewell for all guests of Wild Dunes Resort including use of guest name & good eye contact with each guest
Resolves guest issues promptly and with great care and effectiveness
Maintains an up to date working knowledge of all resort amenities as well as any special events
Up sells other resort services and amenities to guests
Interacts with resort staff in a professional manner, assisting other departments with necessary information
Always maintains a professional demeanor and attitude
Communicates all pertinent information to the Property Management team
Acts with responsibility towards all company property, supplies and equipment
Maintains a professional appearance. Follows all Wild Dunes Resort dress code standards.
Remains alert, courteous and helpful to the guests and colleagues always
Performs other duties as assigned
Associate is held accountable for all duties of this job and other duties as assigned.
eXPERIENCE & eDUCATION:
High school diploma or equivalent required
Two- or four-year degree from accredited college or university or equivalent experience in resort-orientated property management or hospitality industry required
Certified Manager of Community Associations, preferred
Prior AAA Four Diamond Standards experience preferred
At least two years supervisory experience required

Must be authorized to work in the United States.
Must have valid driver’s license and meet company driving standards
Must be able to read, write and speak English
Must obtain a Property Management In Charge License in South Carolina.
Will be responsible for Vacation/Home Rental program.
Must be at least 21 years of age

Must be able to accurately follow instructions, both verbally and written
Must be highly detailed orientated

Must have strong working knowledge of Microsoft Office programs
