Serving as theprimary 'Ambassador of Aloha' at The Point, the Mauna Lani Point AOAO Manager is responsible for fostering this attitude in all Destination Residences Kona-Kohala colleagues and facilitating this spirit with homeowners and guests.

The mission of the Mauna LaniPoint Association Board of Directors is to develop and maintain Mauna LaniPoint as a PREMIER condo complex on the Kona Coast. Under the general supervision of the Destination Residences Kona-Kohala General Manager, the Mauna Lani Point AOAO Manager shall assist the Board of Directors in achieving its mission by assuming responsibility for all Association operations at Mauna Lani Point including owner relations and services, property maintenance and other Association matters as outlined below.

Job Responsibilities Overview

  • Thorough understanding of and managesthe homeowner’s association according to the management contract, By Lawsand Declaration of the AOAO and as directed by the Board of Directors.

  • Working with the Director of AssociationManagement and Director of Finance, in conjunction with the AOAO FinanceCommittee or Treasurer, prepares the annual budget and reserve schedule ina timely manner (as directed by the Board or condominium documents) forpresentation to the Board of Directors.

  • Ensures that an adequately staffedsecurity department is in place, providing adequate coverage, safety andcrime prevention.

  • Has a working knowledge ofthe Association's insurance coverage, costs and claim procedures.

  • Responsible for timelybilling and collection of maintenance fees. Ensures that all owners areaware of the Associations delinquent maintenance fee policy and procedures.

  • Is familiar with HawaiiState statutes as they relate to condominium associations and condominiummanagement.

  • Responsible for Stateregistration of Homeowners Association.

  • Working with the Presidentof the Association, develops an agenda for each Board, Annual Meeting andSpecial meeting and prepares a Board Book for each meeting withinformation explaining each agenda item.

  • Has a detailed knowledge ofthe management agreement and ensures that the responsibilities ofDestination Residences Hawaii, as outlined in the agreement, are met.

  • On a monthly basis reviewsthe financial statement of the Association explaining any operatingdiscrepancies to the Board of Directors and the regional staff ofDestination Residences Hawaii and prepares a plan to correct any deficientaccounts.

  • Inspects property on aregular basis generating a report for the Board of Directors outliningproblems or areas in need of maintenance, safety or security and providingthe Board with suggestions for correction of the problems.



Education: MinimumHigh school diploma or high school equivalency certificate. Prefer a college degree or college level courses related to hotel or condominium management. Any applicable technical licenses or degrees preferred.

Experience: Minimum 2 years experience as General Manager or 5 years experience as Assistant General Manager in a resort hotel or condominium property.Required 2 years management or assistant management experience.

Skills & Abilities:

  • A working understanding of governanceprinciples related to Boards and Officer and ability to maintainprofessional service-oriented relationships with other Association Boardsand Officers.

  • Ability to demonstrate managementprinciples including planning, organizing, controlling, coordinating andtraining.

  • Working knowledge of accountingprinciples. Must be able to read and understandfinancial statements.

  • Computer literacy in Microsoft Officesoftware to be able to perform daily responsibilities and experience inproblem solving, investigation and research.

  • Excellent leadership qualities, with avision for the property and ability to clearly communicate this to allstakeholders. Ability to proactively lead by example with integrity, andpromote and encourage a team-oriented atmosphere through his/herleadership skills.

  • Excellent written and verbalcommunication skills, including sensitivity to communicate effectivelywith people from diverse cultures and backgrounds.

  • Excellent time management skills whilebeing flexible and adaptable to changing priorities and the needs ofindividual stakeholders.

  • Responsiveness to, and understanding ofstakeholders’ needs, ability to be positive in his/her actions and abilityto demonstrate Spirit of Aloha with all stakeholders.

  • Well-groomed professional appearance anddemeanor.

  • Must be bondable, a Valid Hawaii DriverLicense.Access to a dependable means of transportation that isproperly insured and operated per requirements of all laws.

  • Exceptional organizational skills,ability to pay attention to detail and ability to manage projects andestablish priorities with diverse timelines and responsibilities. Abilityto remain calm and professional while managing multiple priorities andcoordinating services with contractors and other departments.

  • CPR and Standard First Aid certification preferred.

Hours Required: Willing and able to work varied shifts, days, and times.
